An underappreciated strength of the Channel Islands commercial market is the contribution made by high-value residents and entrepreneurs.
These investors are not passive. Many bring deep commercial property experience from larger markets and are prepared to deploy capital locally despite planning complexity and delivery risk.
A recent example is the acquisition of 17a-18 & 19-21 Esplanade, purchased vacant with proposals for a high-quality refurbishment, family office accommodation, space for other occupiers and a new pedestrian link to Commercial Street. This is not simply investment activity. It is placemaking, delivered by private capital willing to absorb risks that institutional investors typically avoid.
The opportunity for planners is clear: enable this investment, provide certainty where possible and work collaboratively with those willing to commit capital, quality and long-term vision to the built environment.
Getting that alignment right would unlock significant benefit for the Channel Islands as a whole.
